No upfront cost.
1) FSBO Contract/Negotiation $995: You attract the buyer, we act as a legal buffer, negotiate the transaction and advise you with your best interests as our priority, help you prepare the contract, disclosures, and other paperwork, verify the buyers qualifications, and collect the proper earnest money. We don’t list the property, but act as your consulting agent.
2) FSBO Marketing/Pricing/Contract $2995: Same as above, but in addition we provide (extremely important!) pricing advice, marketing help, including home preparation tips and writing effective ads, provide and place attractive and unique “For Sale By Owner” signs, and advise you on the home inspection process and attend your escrow closing.
3) Listing 3.5% (non MLS): We actually list your property, attract buyers, do all the above plus attend the appraisal inspection (and provide the appraiser with comparable sales to support the price!) and home inspection, negotiate any addendums, facilitate the buyers financing, attend the closing, and oversee the transfer of title.
4) MLS Listing $2995 + 2.5%: (3% under 300K) Put the power of the MLS to work! Over the past four years, MLS listed properties have sold for over 99% of the asking price, on average. (Print advertising at our discretion).Why ALL experienced agents pay to sell their own homes.
5) Multiple Listing Full Service 5.5% (MLS- 2.7% to Buyers Real Estate, 2.8% to buyer’s agent): Same as “Listing” above, but with placement on the Multiple Listing Service (this will provide the maximum offers and top price, in effect giving all 1200 local agents the ability to earn a partial commission if they bring an acceptable buyer). Available: “exclusive” option at 4 %.
6) Guaranteed Service 6.5% (MLS-3% to Buyers Real Estate, 3% to buyer’s agent): Same as “Multiple Listing” above, but with a guaranteed level of print advertising, as well as repair assistance. (We also cap our side of the commission at the $400,000 price level!).

never ask you to sign a dual agency agreement, as
we only represent you in the
